Spring House Intersection Improvement Project

Please remain patient and understanding until we get to a much-improved intersection.

Lower Gwynedd continues to look for ways to reduce the backups motorists are experiencing at the intersection during construction. The good news is that significant progress is being made throughout the limits of work. While motorists will experience some inconvenience primarily on weekdays from 9:00AM – 3:00PM due to construction until the project is completed in July, most of the work requiring lane closures – with the accompanying traffic backups – should be over by the middle of May.  Any lane restrictions after this date should be much less frequent and shorter in duration.

Please be considerate to neighbors and do not block intersections at Gwynedd Hunt, Spring House Shopping Center or McKean Road while trying to get through this busy intersection.  In addition, please be observant of construction workers within the project area to help with their safety.

May 1-24, 2024, CONSTRUCTION UPDATE

• The Township’s contractor, JDM, is working on roadway excavation, stormwater pipe and curbing on the south side of Sumneytown Pike for the new right turn lane onto Bethlehem Pike.  
• Following that work on Sumneytown, the barrier wall and remaining curb tie-ins will be installed on Norristown Road.
• After that, base layers will be paved on the newly widened area of Norristown Road and westbound Sumneytown Pike, the last major work expected to require lane closures.
• When this phase of the project is complete, there will be less of a need for the lane closure on Norristown Road due to more room to accommodate a left-turn lane onto Bethlehem Pike during construction.
• The Township and JDM will continue to work together to provide advance notice to the traveling public when construction operations will result in travel lane restrictions, etc. at the intersection.

Project Summary:

The Spring House Intersection Widening Project is being funded through a PennDOT Multimodal Transportation Fund Grant.  When construction is done, at the intersection there will be:

• a left turn lane, two through lanes and a right-turn lane on Sumneytown Pike heading eastbound toward Norristown Road;
• two through lanes on Sumneytown Pike heading westbound from the intersection;
• widening on Norristown Road to extend the length of the 2^nd through lane westbound toward the intersection;
• traffic signal improvements, sidewalk and trail modifications on both sides of the intersection, and ADA ramp upgrades.

Land Development Projects Under Construction:

• St. Charles Borromeo Seminary- 1325 Sumneytown Pike (GMU Campus):  Project consists of the construction of a new college residence hall with a chapel, new student life center, and a new maintenance building. Parking facilities, access drive, landscaping, lighting and stormwater management improvements will also be installed as part of this project.
• Precision Watches (Rolex Store)-1612 N. Bethlehem Pike: Project consists of the construction of a 2.5-story jewelry store and parking lot.
• Gwynedd Mercy Academy High School- 1345 Sumneytown Pike: Project consists of an expansion to the existing the school, new walkways/paths, parking lot reconfiguration and associated stormwater management facilities. 
• Spring House Innovation Park-727 Norristown Road: Project consists of the construction of an additional parking lot for Building 14 and a 1,942 square-foot electrical substation building. Other improvement includes grading work, installation of a retaining wall, interior sidewalks, landscaping and a subsurface stormwater management facility. 
• Johns Lane Subdivision-776 Johns Lane: Single-Family residential subdivision consisting of the creation of 5 new building lots off of an extension of Johns Lane. Site work and clearing have started.
