Residential Permits
A building permit is required for moving or constructing new walls, creating new rooms, or altering the existing structure of your house. Removing and replacing siding or stucco also requires a building permit. A permit is not required for painting, changing cabinets, wallpaper, carpet, or fixtures. We separated permit packages into two categories, simple zoning and full, as you can see below. Certain improvements require just a simple zoning permit such as a small patio, a shed that is less than 200 square feet, or a fence. Other more involved permits would require a full permit where the sections pertaining to electric, plumbing, HVAC, etc. are required. These permit sections are part of the full permit package and should be completed accordingly. Below is a summary of when these other permit sections are necessary. - Plumbing Permits- A plumbing permit is required when you are adding or removing pipe behind the wall or installing gas piping or appliances. Replacing tubs, sinks, and other fixtures without work behind the walls does not require a permit. All work must be overseen by a master plumber who is named on the permit. If your plumber has not worked in LGT before, they will need this form.
- HVAC Permits- An HVAC permit is required when you are adding new or replacing air conditioning, heat, or ventilation equipment.
- Electrical Permits- An electrical permit is required when you are adding, moving, or removing electrical wire behind the wall or replacing panels. Replacing receptacles, switches, and light fixtures without work being done behind the walls does not require a permit.
- Fire Sprinkler and Alarm Permits- A permit is required to move or add sprinkler heads or install sprinklers.
*Please note, a use & occupancy permit is not required for residential resale. It is required for non-residential and new construction.

This permit package is for those simple improvements that residents may want to add to their properties such as a fence, shed, or patio. Essentially you will complete the zoning permit and the Zoning Officer will review your information to make sure your plans comply. This is meant to be a simple submission, review, and permit issuance process.
