Road Construction Project Updates
Penllyn Pike and Trewellyn Avenue/Old Penllyn Pike Traffic Signal Modernization Project
Lower Gwynedd Township was recently awarded a PA Green Light Go grant for a traffic signal modernization project at the Penllyn Pike and Trewellyn Avenue / Old Penllyn Pike intersection. The project will replace the existing traffic signal equipment, emergency preemption system and vehicle detection systems. In addition, the project will upgrade the existing pedestrian facilities including pedestrian signal heads with countdown display, push buttons, and ADA ramps.
The Township Traffic Engineer Bowman Consulting Group will be completing topographic survey work for the project design at the intersection during the month of March. The estimated schedule for design/permitting/bidding is a minimum of 12 – 14 months, dependent on agency reviews times from PennDOT and Montgomery County. It is anticipated the earliest construction could begin is late 2026/early 2027. Project schedule updates will be provided on the township website during the course of the project.

Land Development Projects Under Construction:
- Spring House Innovation Park-727 Norristown Road: Project consists of the construction of an additional parking lot for Building 14 and a 1,942 square-foot electrical substation building. Other improvement includes grading work, installation of a retaining wall, interior sidewalks, landscaping and a subsurface stormwater management facility.
- Johns Lane Subdivision-776 Johns Lane: Single-Family residential subdivision consisting of the creation of 5 new building lots off of an extension of Johns Lane. Site work and clearing have started.
- GMU-Francis M. Maguire Healthcare Innovation Center-1325 Sumneytown Pike: Project consists of the construction of a 2-story healthcare facility with new parking lot, renovations to an existing parking lot, walkways, landscaping, and lighting improvements. The plans also include the installation of a stormwater basin.
New Publics Works Building
Lower Gwynedd Township is exploring the option of constructing a new public works facility in order to consolidate the existing Department of Public Works (DPW) operations from the multiple locations in which they are currently stored throughout the Township.
