Cell Phone Tower Information
UPDATE: January 2026
Consideration of zoning ordinance amendment to allow a cell tower on Bethlehem Pike and another in Penllyn Woods Park
Before the gap in cell service can be addressed, the Township’s zoning ordinance must be amended to allow the cell towers proposed for the rear of the former Andy’s Diner property on Bethlehem Pike and for Penllyn Woods Park. At their February 10th public meeting, the Board of Supervisors will hold a public hearing to consider the ordinance amendment.
Next Steps
The Township has submitted a petition to the Orphans’ Court Division of the Montgomery County Court of Common Pleas seeking required approval of the lease with Rise Up for the tower at Penllyn Woods Park. If that approval is granted, the lease will be on a subsequent Board of Supervisors agenda for consideration.
PECO Project: Evans Rd. Area
Due to unforeseen circumstances, the project has been delayed. The project is expected to begin in early January 2026.
PECO has an upcoming project occurring in Lower Gwynedd Township that will enhance the local electric distribution system. This project is a $886,000 infrastructure investment in your area to help withstand more frequent and damaging storms, improve reliability by reducing the frequency of outages that cannot be prevented, and support the adoption of cleaner energy resources such as solar and electric vehicles.

Gypsy Hill/School House Lane/North Wales
Due to unforeseen circumstances, the project completion has been delayed. Construction is now expected to be completed by end of January 2026

PECO Reliability Project-Gwyn Ayre Development
PECO will be upgrading underground electric facilities within the Gwyn Ayre development. This $1.4 Million infrastructure investment is designed to help the system withstand more frequent and damaging storms, improve reliability by reducing the frequency of outages that cannot be prevented, and support the growing adoption of cleaner energy resources such as solar power and electric vehicles. Work is expected to begin in early December 2025 and continue through late June 2026.
PECO PROJECT: Penllyn Electric Upgrade Project
Project Summary:
PECO has announced an infrastructure project in Lower Gwynedd, which will enhance the local electric distribution systems. This $4.5 million investment aims to improve system reliability, support cleaner energy adoption, and better withstand severe storms.
The project, spanning a couple years and occurring in phases, will begin with work on Old Penllyn Pike and Pen Amber Road. The initial project is scheduled to start early 2025 and is expected to be completed in 2026. Tree removal and trimming will be required. A PECO contractor will survey the area in the coming weeks, and property owners will be contacted directly if their property is affected.
Residents will receive updates as the project progresses from PECO. The Township will keep this page current with information provided to us from PECO. This is not a Township project, this is a PECO project.
Spring House Corporate Center Redevelopment
Redevelopment Overview:
BET Investments has proposed redeveloping the Spring House Corporate Center at the corner of Norristown Road and the Route 309 ramp. They would like to replace a mostly vacant office building with an apartment building and add a small amount of retail by Norristown Road. A second fully leased office building would remain. Township zoning regulations do not currently allow housing, retail, or restaurants on this property. The Lower Gwynedd Board of Supervisors must decide whether to amend the zoning ordinance to allow those property uses before the redevelopment could move forward to the land development and building permit processes.
