Revised Comp Plan Under Review
The Lower Gwynedd Township Board of Supervisors (BOS) discussed revisions related to the proposed Comprehensive Plan at their meeting on April 14th. The proposed revisions remove references to density for areas on the Future Land Use Map designated as "Mixed Use". While each density level was described generally in the draft Comp Plan, residents seemed concerned that the lack of specificity could allow much denser development than Lower Gwynedd currently has. Therefore, both the map and text have been revised. Concerns were also raised over Mixed-Use designations on the Future Land-Use Map, and it was suggested that these areas be labeled General Commercial instead. The BOS decided to keep the Future Land-Use Map the same in relation to the Mixed-Use designated areas. The redevelopment schematics that were shown in the draft document were removed previously. The revised Comprehensive Plan is currently available for public review and is linked below and available upon request at the Township building. The public hearing was continued to June 23, 2026.

Development Town Hall
Township staff and consultants also held a public “Town Hall” meeting at Gwynedd Mercy University on February 19, 2026. The meeting provided residents with an opportunity to learn more about the plan and offer feedback in advance of the public hearing and anticipated adoption. Key themes from the town hall discussion included concerns about traffic, interest in redevelopment along Bethlehem Pike, and questions regarding “high-density” housing/mixed-use depicted in a conceptual redevelopment illustration included in the plan.
DCED Regional Fire Study Report
The PA Department of Community and Economic Development (DCED) conducted a comprehensive, independent review of fire service in our region in 2025. Ambler Borough, Lower Gwynedd Township, North Wales Borough, and Upper Gwynedd Township, were included in the scope. A final report is now ready. It contains recommendations for enhancing safety, service sustainability, and regional planning.
Representatives from DCED will present their findings to the public on Thursday, May 28, 2026 at 7:00 PM at Gwynedd Mercy University's University Hall. The full report, as well as a synopsis of the report and recommendations, may be accessed at the links below.

Sidewalks and Trails Strategic Plan
Lower Gwynedd Township recently adopted a strategic plan for pedestrian access across the Township. The document will guide decisions related to sidewalk and trail implementation in future developments. To integrate the plan into Township operations, it will become part of the standard review process for land development applications. Over time, the strategic plan will also support grant applications for pedestrian amenities.
The plan includes priority routes for future pedestrian accessways, existing mid-block pedestrian crossings to be evaluated for improvements, and locations to consider for future crossings. The plan highlights several “community nodes” (schools, parks, commercial corridors, etc.), which highlight popular destinations for pedestrians.
The plan has received feedback at public meetings held by the Planning Commission, Parks & Recreation Board, Environmental Advisory Council, and the Board of Supervisors.

Forest Evaluation and Strategic Management Plan
In 2025, Lower Gwynedd undertook a strategic planning process to determine the best way to preserve and expand Township-owned woodland areas. The plan was also intended to create a methodology for using fees that the Township has received in lieu of planting trees. These fees are collected when land development applicants cannot replace as many trees as they remove during construction.
The first step involved a certified arborist evaluating a sample of woodland areas across the Township. The evaluation was used to determine the ecological health of each area. The second step involved using that information to develop a strategy for prioritizing tasks to promote forest health. The work involves maintenance activities (such as the removal of dead ash trees or invasive species), and opportunities for planting additional trees. The plan also produced a new method for Township staff to use to evaluate tree health and prioritize maintenance activities.

As an accredited police department, LGPD is committed to continuous improvement and transparency. Following the previously held public discussion, the staffing analysis and operational review conducted by Certus, a public safety consulting firm, has now been completed. The full report is being shared with the public for review.
