April will be busy months at Lower Gwynedd public meetings; all held at the Township Building .
4/14 Board of Supervisors Meeting: Comprehensive Plan Revisions
The Board of Supervisors held a public hearing on the draft Comprehensive Plan at their March 24, 2026 meeting. Several concerns were raised by both the Board and residents, including:
- Mixed-use designations on the future land-use map
- Proposed development density
- Conceptual redevelopment illustrations included in the draft plan
The redevelopment illustrations were intended only as examples. Following feedback earlier in the review process, these conceptual images were removed from the plan.
The Board voted to continue the public hearing until June 23, 2026, allowing time to revise the plan and address concerns raised.
Proposed revisions to the Comprehensive Plan will be discussed at the April 14, 2026 BOS meeting before continuing through the formal adoption process that precedes the June 23 hearing.
4/15 PC: BET’s redevelopment of Spring House Corp Center
BET will present plans for the proposed redevelopment of the Spring House Corporate Center at the April 15, 2026 Planning Commission meeting at 7:00 PM.
The project was previously introduced to the Board of Supervisors on April 7, where the applicant outlined the need to redevelop an office park property and their plan for that redevelopment. A traffic study was also presented, detailing methodology, traffic counts, and projected impacts.
Key concerns raised by residents and the Board included:
- Traffic impacts and roadway capacity
- Project density and overall scale
- Environmental considerations, including noise and lighting
- Availability of green space
- Long-term viability of the development
At the same time, several residents expressed support for the proposal, citing the opportunity to revitalize an existing office development and expand local housing options.
The Planning Commission will review BET’s conditional use application and proposed zoning amendment as part of the ongoing evaluation process.
4/16 ZHB: 1348 Sumneytown Pike
The Zoning Hearing Board will hold a public hearing on April 16, 2026 at 6:00 PM at the Township Building to consider an application for 1348 Sumneytown Pike.
Whitefield Homes, LLC has submitted a proposal to develop a ten-lot residential subdivision on the property, which is located in the A-Residential District.
The application includes requests for the following zoning relief:
- A variance to permit a reduced setback from Sumneytown Pike, where 150 feet is required
- A variance to allow a portion of wetlands mitigation to occur off-site rather than on the property
The Board will hear testimony, review the application, and provide an opportunity for public comment about the requested variances before taking action. Residents are encouraged to attend and participate in the hearing process.
